The platform

We build the system your business runs on. And the marketing that feeds it.

Every form on your site lands in one dashboard. Every lead is tagged with the ad, the search or the page that produced it, and sent to the right person. Your build progress and your ad spend sit on the same screen.

Your website is one thing this system publishes. It isn't the system.

The problem

  • Leads land in an inbox and stop.

A form turns into an email, read once on a phone between jobs and never opened again. You do right by whoever gets through to you. The rest quietly go elsewhere, and nothing on your end records that they were ever there.

  • Nothing tells you where they came from.

You pay for ads and search without knowing which one brought the buyer, so you can't do more of what worked.

  • Your tools don't talk to each other.

The site, the leads, the calendar, the ad account, the job schedule. Five logins, and no single picture of the business.

  • Your agency owns your history.

Most run your ads on their own account. Leave, and the data, the audiences and the record of what worked stay with them.

What you get

One screen. What's coming in, and what's going out the door.

Built for your business, on a stack you own outright — not a seat we rent you, and not a login you lose when we stop working together.

  1. 01

    One place everything lives.

Every unit, job, listing or service — with its status, its price and its photos. Every other screen reads from this one, so nothing is ever current in one place and stale in another.

  2. 02

The engine that brings people in.

Every form tagged with the ad, the search or the page that produced it, down to the exact unit they were looking at. Routed to the right person by territory, followed up on a schedule, and booked without an email thread.

  3. 03

    Your films and renders, filed.

Every film, render, floor plan and photograph tagged and sized for the web. A new page gets built in an afternoon because nobody is hunting for the footage.

  4. 04

    The map.

Lot maps, drive-time catchments and a page for every market. You can open a waitlist on a location before there's anything standing on it.

  5. 05

The console you run it from.

Pipeline, cost per lead by market, what's sold and what's left, and what each page earned. The report an investor asks for, already made.

  6. All five

    Built as one thing.

Five separate tools that don't talk to each other is the problem, not the product. This is one system, and your website is one of the things it publishes.

The night shift

It works overnight. Nothing goes out without your say-so.

Follow-ups get written while you sleep. A buyer who has gone quiet gets flagged before they go cold. An ad set spending past what you agreed gets stopped that night, not found three weeks later. Your weekly summary is drafted and waiting.

All of it sits there until you approve it. The system does the remembering; you keep every decision.

That's the part that lets you take a week off without the pipeline going quiet — which is the whole reason to build one of these.

What feeds it

A dashboard with nothing coming into it is just a spreadsheet.

01

Video

The reason a stranger trusts you before they ever call. Filmed at your job site, cut so every video has a job.

02

Ads and search

Your work put in front of the right local buyers, on Meta and on Google, with the spend and the result in the same view.

03

The website

Built in-house alongside the films, and wired into the dashboard from the first day — so every page can be measured.

How we do it →

The team

Four people who have done this before — and one number to call.

One person picks up, and it's John. Alongside him each part of the work has an owner, and all of it lands in the same place — so you're never chasing four people to get one answer.

We're a collective by design — four independent studios working as one team. You sign one agreement and you talk to one person. And because each of us runs our own shop, the person doing your work is the one answerable for it.

John Markadakis

Stellar Media Collective

Fifteen years behind the camera, and a trade background before that. On every shoot, and the person you talk to.

Dinko Ibukic

Websites, search and the dashboard

Dinko Design

Builds the site and the dashboard under it — ten years of it — on a stack you own outright and can take anywhere.

Jason McGouldrick

Paid media — Google and Meta

Spark Digital

Owner-operator. The person on your account is the person on the call, and your spend goes straight to the platforms.

Dijana Mihajlovic

KNTXT Group

Renders and films a building before it exists, so units can be sold while the concrete is still being poured.

Our commitments

You own it. You can run it. We'll say when not to spend.

01

Everything is in your name.

Your website and the code behind it. Your leads, and every message you've ever sent them. Your ad accounts, and the audiences inside them. We open all of it under your name and hand you the logins as we go. Plenty of shops run your ads through their own account and keep the history when you go. If you ever leave us, nothing gets packed up — none of it was ours to take.

02

We teach you to run it.

We show you how to edit your own site, read your own numbers, and work your own ad account. Most people still hand it back to us — it's a job, and they'd rather build. But the reason you stay should be that it's working, not that nobody else can log in.

03

We'll tell you to wait.

We won't take your ad money until there's a page worth sending it to. We've asked a client to keep their budget in their pocket for two months while we fixed what sat underneath it — a call that cost us the ad fee and saved them a great deal more. And we charge a flat fee for the work, so we never earn more by telling you to spend more.

How we de-risk it

Each stage has to earn the next one.

We build this in stages, and you decide at the end of each one whether the next happens. The foundation goes in first — the site, the record of what you're selling, the lead routing and the tracking underneath it.

If that first stage doesn't show you what we said it would, you stop there and you keep everything we built. No ad money goes out until there's somewhere worth sending it, and nothing bigger gets bought on a promise.

It's a smaller first step than most agencies will offer you, on purpose. We'd rather be judged on the first thing than pitched into the fourth.

The next step

Want to see a live one?

We'll walk you through a working dashboard on a call — the leads, the tagging, the reporting — and tell you straight whether you need one yet.
